Terms and Conditions

City Tax

Since the 1st of January 2016 a city tax of EUR 2 per person, per night is not included in the total price and should be paid on site. This tax is charged to guests aged 13 and older. It is subject to a maximum amount of EUR 14 per guest.


A reservation is only confirmed with a valid CREDIT CARD, or with the payment of 30% of the total amount in case the client prefers to use PayPal or a bank transfer. For the payments with bank transfer or with Paypal please make sure that all the expenses are covered.

It's crucial to send us the flight details or/and an estimate of the arrival time as well as a contact number from the guests.

After receiving the booking fee we will send you a confirmation containing all the information (via email) on the property, namely: the address and useful contact details for the check-in.



We accept payments made by wire transfer, credit cards and PayPal. Using PayPal will have an extra cost associated.


Balance Payments

The balance payments can be done on arrival during the check-in, we accept payments made in cash or by VISA or Mastercard credit / debit cards.


Cancelation policy

       • Cancellation with more than 15 days before arrival – Full refund.
       • Cancellation within 15 days before arrival - Refund only if the apartment is re-occupied.

Please bear in mind that all the expenses concerning the refund will be supported by the guest.


Check-in and Check-out

Check-in is after 2h00 PM (You can always come after 11h00 AM to leave your luggage and get the keys, but if we have someone else checking-out on the same day, the apartment won't be ready before 2h00 PM).

Check-out is until 11h00 AM

Please contact us ahead of time with your arrival time to Lisbon.

Please note that self-check-in codes and instructions will be provided. Presencial check-in can be provided for an additional cost.

Please note that you shall take a copy of your Id card or passport when you check in the apartment.


Cleaning and maintenance

As a rule all the apartments are cleaned after departure / before the entry of guests in the apartment.

When leaving, the tenant is obliged to leave the apartment in a reasonable condition.


Number of guests

The guest must inform us about the number and age of the guests.

The number of persons who may use the apartment shall not exceed the number of persons allocated for each apartment, except for children under 7 years of age.


During the stay

Smoking is not allowed inside the apartments.

We ask you don't leave any electronic devices on when you leave the apartment. Please pay attention to the gas devices, while you're in or out of the apartment.

Pets are allowed only with a specific permission.



The tenant signing the check-in form will be liable for the correct and decent behaviour of all the persons accompanying him/her, and specifically avoiding any activity that is against any law or health policy.

Don’t forget that you are going to stay in residential buildings. Guests staying in one of our apartments should know that if parties or loud music are heard, or neighbours complain and/or police is called, it can result in immediate eviction. This will also result in loss of prepaid rent.

Quiet time is from 10h00 PM to 10h00 AM. We are sure that you understand that the nightly rest of other inhabitants must be respected.



The owner of the apartment will not be liable for any direct or indirect damages that may arise as a consequence of the use of the apartment by the guests, including, damages, insurance, robbery, criminal behaviour or inappropriate use of equipment for elderly, handicapped people or lack of children safety features.

Please do not leave any electric device turned on when you leave the apartments and pay attention to gas devices while you are in or outside the apartments.
